The project presented various logistical challenges, amplified by a very tight schedule which necessitated working on multiple phases at once.
From a design perspective, the project required accurate detailing of the perimeter interface details as some openings had as many as three different external materials, including: retained existing brick, new brick, render, copper standing seam rainscreen, zinc rainscreen and HPL cladding.
Due to the mixed usage of the buildings, numerous bespoke window restriction/ operation strategies were required to meet the safety, maintenance and ventilation requirements of the project.
As well as retail, restaurant and office space, the scheme created 202 student studio bedrooms in addition to 48 residential properties.
